Lease Terms: Leases are typically for a period of one year unless otherwise stated. Ask the leasing agent if you have a need for a shorter term.
Deposits: For most properties, we require a first month’s rent (prorated if you move in the middle of the month) and a security deposit equal to one month's rent. Upon approved credit, we can arrange installment payments for the security deposit. This is done on a case by case basis.
Pets: Pet policies vary from property to property. Most owners will allow cats with an additional deposit of $250. Small dogs (lap dogs) under 25 pounds are frequently allowed but larger dogs can be difficult to place.

Submitting an Application:
1. Applications with evictions or undisclosed bankruptcies cannot be considered for any properties.
2. Each adult 18 years of age and older must submit a complete application.
3. Please complete the entire application. Missing or incomplete information will slow down the process.
4. A $20 processing fee must be included to process each application.
5. For income verification please include an original current pay stub. If you are self-employed please include a current signed tax return and three (3) current bank statements. Also, please include any supplemental income that you wish to have considered (i.e. alimony, child support, etc.)
6. A photo ID is required for each applicant.
7. Once an application is approved the full security deposit is required in the form of a cashier’s check in order to take the property off the market and hold it for you. Properties remain on the market until the deposit is received.
8. The first month’s rent is required in the form of a cashier’s check at the time of move-in.
